I am able to undertake Air Leakage Testing of dwellings or small commercial buildings and also to verify if glass installed in particular or critical areas is toughened or laminated for H&S purposes
Ail leakage Testing is usually carried out as part of the Building Regulation SAP procedure to determine the thermal efficiency and Co2 emission rate for new buildings and will show the total air loss rate. I have been undertaking Air Leakage testing for the last 15 years but my approach is from a slightly different perspective. The tests are more thorough and show not only the overall air loss, but will determine where the leaks occur. This enables sealing and insulation to take place and improve the efficiency and comfort of the building.
The procedure is carried out by reducing the internal pressure of the building by a specific amount by a fan and then relating the amount of air passing through the fan to the external surface area of the dwelling. There is a high limit of 10cuM per minute per Sq Metre of surface area but in a well built house might be as low as 2cuM or so. However, there is a serious risk that some rooms might be so airtight that there insufficient fresh air coming in to maintain a healthy Oxygen level. Therefore I will first check the overall air loss and relate that to the normal occupancy of the building. The target is then 12 litres of air per second per person. This additional checking will often highlight condensation problems and the necessary remedy. There are also additional fuel efficiency benefits.
I use industry standard testing equipment (Minneapolis Blower Door) and provide a report and photographs to enable remedial work. I prefer the person who will undertake the remedial work to be present at the time of the test
Glass Testing
It is a legal requirement that in certain areas, glass above a certain area, must be classified as safe - Either Toughened or Laminated. Unfortunately, over time glass is broken and because of the urgent need to replace it, a standard glass is installed and the incident is forgotten. If that glass is broken again then a serious injury can be inflicted. The usual areas are to doors and low level windows but glass to furniture is as likely to cause injury. Safety glass should be etched to indicate its classification but it might be obscured or just not indicated.
I undertake the testing with industry standard laser equipment and provide a report and will mark glass where it is unsafe to enable remedial work.
